Letting in Manaus

Rules and licensing

Standard Brazilian position: declare to the Receita Federal, and check the condominium rules. Anything sold as a jungle experience is separate — lodges and river trips need environmental and tourism licences of their own.

Tourist tax

None municipally at present.

How the year is shaped

Driest and busiest from June to November; the flood season from March to May is quieter but is when the flooded forest can be canoed. The Boi Bumbá festival in nearby Parintins fills the last weekend of June.

Who books here

Almost entirely people passing through to or from the forest, usually for one or two nights either side of a lodge stay, plus business travel to the free-trade zone. Airport transfers and a secure late check-in matter more than décor.

Short-term rental rules change often and can differ by district, and building or condominium rules may restrict letting regardless of what the city permits. Treat this as orientation, not legal advice, and confirm the current position with the local authority before letting.
